Booking Terms

​

Payment:

​

50% of the total amount of the vacation rental cost must be received within five business days of the date the reservation is confirmed.  If the terms of service are not agreed to, the initial payment is not received within five business days of booing, or the payment schedule is not followed, we reserve the right to cancel your reservation.  A payment extension can be requested in writing in special circumstances.

The remaining 50% balance is due 30 days prior to the arrival date of the confirmed booking. If a booking is made within 30 days of the arrival date, the full balance of the booking must be paid within five business days of the booking confirmation.

 

Payments can be made by Visa or mastercard, wire transfer, or online banking.  A booking confirmation will be sent to your email upon confirming, and a receipt for the deposit and each payment paid will also be provided via email.
 

Rates:

All rates advertised are in USD with taxes included. Once a booking confirmation is sent, rates are final and will not be changed by any increase or decrease of the rate advertised after this point. The only exception to this is if a clerical error is made by PVR Prop when sending your booking confirmation. In such cases, we will rectify the error and send you an updated booking confirmation.
 

Damage Insurance:

Each client booking must pay an additional $25 - 40 USD (or Mexican peso equivalent at the exchange rate on the payment date) non-refundable damage insurance fee (properties less than $200 per night have a damage insurance fee of $25 and properties of $200 per night have a $40 damage insurance fee). The damage insurance fee is non-refundable except for in cases where a cancelation is made meeting our cancelation guidelines.  The damage insurance fee will cover up to $350 - 600 USD (or Mexican peso equivalent at the exchange rate on the payment date) in a case where accidental damage occurs.

Any cost for damages will be limited to cost of repairs or replacement value of items damaged. The clients renting the vacation property are responsible for any damages they cause during their stay. Any damages costing more than the damage insurance coverage will be paid by the clients prior to their departure.

The client agrees not to remove any items from the property.  This includes appliances, dishes/cutlery/kitchen items, furniture, linens or any other item.  Use of the property does not allow for any illegal activities including kidnapping, illegal drugs, prostitution, or any prohibited activities. Any noise issues, caused by the client within the neighbourhood or that break the regulations of the property being occupied, will be sanctioned by the building authorities or local authorities. Any client not following the regulations of the property or building and asked to vacate as a result, loses their right to any refund.
 

Cancellation:

Although PVR Prop always does its best to accommodate our guests and is aware mistakes and issues happen, our cancellation policy is as follows.  Guests must ensure they are booking the correct property, for the right dates and the right number of guests, and that you have read the property policies for the individual property you are booking prior to confirming the booking.

Cancelations must be requested in writing and must be made with 60 days notice prior to arrival date. When this stipulation is met, clients will be refunded at 90% of the booking amount and 10% of the booking cost will be kept as a non-refundable administrative fee.  Cancellations made within 60 days of arrival date, the client will only be refunded for 80% of the booking cost if the property is fully rebooked by other guests for the same dates (and 20% kept as a non-refundable administrative fee within 60 days), otherwise no refunds are provided for cancellations made within 60 days of arrival. The 10 - 20% administrative fee will be kept on all cancellations.

There are no refunds due to acts of God, nature, weather or weather related situations, mechanical failures, earthquake, construction in the area or unusual noise, or any situation out of the control of the owner. Trip cancellation insurance is strongly recommended for all guests.

Note that PVR Prop is a Mexican based company operating with Mexican Pesos as the currency.  Rates are advertised in US Dollar amounts for guest simplicity, but any refund or exchange will be made at the exchange rate on the date of the transaction
 

Liability – Responsibility

​

Neither PVR Prop or it’s agents or employees, the property owner, or any of their employees or representatives shall be held responsible for any injury, loss, theft, illness or damage to any person or their property occupying the vacation property or its facilities. The rights if any, of any person occupying the rental property to seek any kind recourse shall be governed by the laws of Mexico and exclusively determined by the courts of Mexico having proper jurisdiction. The property owner, PVR Prop, their employees, or agents shall not be held responsible for any disturbance or inconvenience caused by neighbours or anything in the surrounding area to guests occupying the property. This applies to construction noise as Puerto Vallarta and many communities and units are in a phase of constant growth, upgrading and renovations which can include the interruption of public services. PVR Prop recommends that guests purchase traveler’s Insurance.  By confirming this booking, it is agreed that all guests, and others they invite to use the property, are expressly assuming the risk of any harm arising from their use of the property.

 

Guest shall be responsible for the conduct and behavior of his/her invitees and for any damage caused to the property or its contents. Guests will not permit disruptive behavior or unlawful activities to occur upon the property or its facilities. If any damage should occur the Guest is responsible to pay for these damages prior to their departure.  PVR Prop will not be liable for any damage/s caused to the vacation property by the client and/or their guests.


PVR Prop and the property owner, its agents, representatives or employees are not responsible

 

for the loss of guests’ personal belongings or valuables within the property or its common areas. Each property has guest safe for the purpose of securing personal belongings and monies, such as jewelry, important documents (passport and ID) and cash. Personal belongings of any value should never be left unattended and should be stored in the safe provided. As a result, PVR Prop cannot be held responsible for the loss of any personal items due to the entry of the property owner, PVR Prop staff, and/or building administration personnel.

PVR Prop can further not be held responsible for the break and entry of any unit. When guests are not occupying the unit, all windows and doors should be locked and personal belongs kept safe and secure. PVR Prop strongly recommends all guests purchase travel insurance.

While information provided by PVR Prop is deemed true and reliable, it is not guaranteed. Changes in property items, décor, or inventory may occur, and any such changes will not void or alter the terms of the booking confirmation.
 

Agent Entering Property

​

The owner's representative may enter the property at any time within a reasonable schedule, provided they give previous notice to the client of their intent to inspect the premises or to perform such duties that they have with the owners of the properties under the property management contract and/or vacation rental hosting commission contract.
 

Noise and Culture

​

Note that Puerto Vallarta (especially the Malecon and Old Town/Zona Romantica areas) are busy tourist areas with bus routes running through small streets and lively entertainment with bars and clubs (for tourists and locals) that often run until late into the night or early morning.   Because Puerto Vallarta is growing so rapidly and in constant demand, construction is also taking place in many popular areas on an ongoing basis and typically takes place Monday to Saturdays with later working hours than you may be accustomed to.
 

Enforcement:

The laws of the State of Jalisco, Mexico govern the validity and enforcement of this Agreement.  In the event the Guest seeks recourse against PVR Prop or any other individual or entity for any injury to a person or property of a person occurred within the Premises, the only applicable venue to solve any such issue or action shall be the courts of Puerto Vallarta, Jalisco, Mexico.
 

 

Check-in/Out:

​

Check-in time is 3:00pm and Check-out time is 11:00 am. One set of keys will be provided for each room occupied by guests. Keys are to be returned at the time of check-out. Check-in or Check-outs required before 8am or after 9 pm have an additional cost of $20.00 US Dollars with tax (or equivalent in Mexican pesos).  If early or late check-in/out is required, please contact us at service@pvrprop.com

 

Property Policy/Restrictions

 

Guests agree to the following:

​

  1. The number of full-time guests not exceeding the agreed amount for the full stay.

  2. Keep the property and all furnishings in good working order

  3. Only use appliances for their intended uses

  4. No Smoking in the condo

  5. Rental rate includes water, gas, electric, wifi and cleaning services one time per week

  6. Additional policies may apply to each individual property/building which will be provided for review
